Description: The development in hand on this occasion is the formation of a specialist retail (performance bicycle sales) premises in part of the redeveloped building. The redeveloped building will provide approximately 604m2 (including first floor mezzanine) internal floor space, of which around 342m2 will be occupied by the entity concerned (S C Performance Bikes). The balance of the floor area created will then be utilised as a general storage facility for the use of the Doddington estate and its associated/adjacent businesses – in essence replacing the storage space lost when the existing building is demolished. Fundamentally, the development proposes the demolition (and clearance from the site) of the existing steel framed agricultural building. This existing building is in an extremely poor state of repair and suffers from extensive corrosion to the steel structure. Arising from the above, the applicant has commissioned an Architects survey of the existing building which has determined that this is beyond economic repair and, in fact potentially dangerous in nature.
